I'm interested in the numbers that the wholesaler used to advertise the deal:- What was the wholesaler's advertised ARV?

If they're leaving at the first of he month advertise a month early when they give you notice they're leaving. 

I see landlords advertising apartments for rents, every day, when they have no vacancies and they take money from applications for credit checks.

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or loose money in any market.

And by that I mean, look at websites for property managers in the area to see what they have as advertised rents.
