I haven’t seen many others but once I watched this one I started getting suggestions from other channels that talked about MSAs as well  

The most thing to remember is to not pocket watch as that turns away a lot of really good wholesalers.

Maybe consider listening to the episode (spotify, apple podcasts) and see if you would see yourself being a good fit.

(imho)...Once you have enough rentals paying for your basic necessities, your subsequent purchases can then help pay for some "fun" things you've always wanted in life...vacations, a nice watch, your dream car, extra donations to your church/charity, pay off mortgages (if you choose), or maybe you just continue to re-invest. 

As you read these books, watch the BiggerPockets podcasts.

Reading BP and watching webinars etc doesn't count towards those hours.

My learned experiences and experiences watching others for the past 25 years tells me leverage is good when used correctly and can wreak havoc when even slight mistakes are made.  

Major thing to watch out for is blight though.

Additional rate hikes will continue to put downward pressure on prices but watching trends this is the first month since April of this year where a continued decrease did not occur.
