I was expecting that the outline of the house could be outside of one zone being it was built up, but outside of the building footprint where the driveways and aprons are lower it goes into another zone, but it didn't appear that way.

Someone who is relatively new to the business, has a 650 credit score and is borrowing at 70% LTV appears to get the same HML lending rate as someone like me with a 700+ credit core, < 40% LTV, and significant net worth personally pledged.

If the AC appears to be making a proper temperature exchange, look at doors, windows, and insulation in the attic.Is your outside unit in the afternoon sun?

From what I can tell, the sliding windows in the pictures on the listing (included below) don't appear to meet the requirements for the window opening area to be at least 5.7 square feet, and the sill height is more than 44 inches above the floor.

I also have my mother, who is eager to help me with down payments and/or partnering so her current, regular income ($130K/year) might be applied toward my financing deal if we partner in some way.We could form an LLC, and then try to get a commercial loan, but then it appears that our only option would be something in the 30% down and 5% loan range.

NJ does have grant money to remove and even cover leaking tanks but from what I see on Internet, they appear to be 4 years behind in reimbursements - so would help him any.

Client owns a portion of an existing shopping center, and some of his portion is undeveloped (the “surplus property”).I attempted to buy the surplus property for my own development purposes, but I could not come to terms with the Seller.Seller (not a real estate guy) decided to attempt to self-develop the surplus.This is where my “Seller” became my “Client” as he hired me to handle the development for him.I’d put in a lot of time, but now the only way to monetize the opportunity was to pull out some consulting fees.He hired me (yes, we had a contract) to determine what to build, how much rent could be expected, to coordinate with the other tenants, navigate through the leases, the REA, etc.It now appears he is not going to pay me the last installment of my fee.Can I file a lien?
