Is there an official notification that I can give the tenant that obligates them to pay me?

I can buy with proper seller financing and the debt isn't official like on a credit report,  but it's still debt.You either have debt, a partner with cash or your own cash.

Only an eviction makes it official.

I will immediately pass (there’s always an officially more qualified applicant) and move on to the tenant who provides facts and doesn’t drag me into their personal drama...I am their LL not their therapist.
