I think like you said my next step is to choose one strategy and zero in on it then find a market where it will work.

You can try it if the electric costs don't work out. 

We use Appfolio directly and it works well

(We're both digital nomads, so we get to live and work from anywhere!)

Investors chase the CAP rate and it works for a while until it does not and then they end up selling to the next fool. 

To get more cash flow, it's more work.
