The problem is he runs out of money, so I'll have to end up selling the note to cash him out.

Do people leave an assignment clause in their purchase agreement that would still allow them assign the contract to a cash buyer able to close on the property in a shorter time period? 

I offer a two year lease option. 3 years is too long in my opinion but if you are simply looking for cash flow, 3 years is fine.Since they are providing 10% down, I don't have them put down a security deposit.

Cash flow is king in the BRRRR world. if they dont cash flow its going to be difficult to refinance and do it again.

I did not have a problem with using cash.

Some cash flow more than others, but they all cash flow pretty well.
