What is the minimum CAP rate to consider for a good investment(single family, duplex (2-)4 units?

I think part of it is that we build a relationship of trust with our cleaners and make them feel like we are partners (which we are).We pay our inspectors an hourly rate.

Cap rate (NOI/Price) isn't a meaningful metric for you here: You instead want cash-on-cash return (Cash_Flow/All-In_Investment), which tells you the rate of cash returned on your invested cash.

@Luke Eastman what's probably more important, is to speak with an estate planning attorney.Your mother should probably have a Trust, to avoid the properties having to go through probate when she dies.As part of the Trust, the estate planner may recommend an LLC or not. 

So make the investment now and it will pay off in the long run.
