I said 'if they can't get it together then we need to find alternate arrangements'. 

Take yourself to an estate auction with a truck or trailer and your checkbook.

I’m most interested in house hacking to start and transitioning to more rental properties(especially small multi family).A while back I heard the BP podcast talk about the “wash the truck” analogy and I loved the idea of those small achievable actionable steps.

I have $6,000 liquid cash among other retirement accounts with ~$8,000.I could gather all the cash I can and look for a low cost home to BRRRR with my own money coupled with a possible a small alternative loan.

The latest thing, I wake up to a bevy of pictures of fire truck lining the street of the old block because they called the fire department on one of the neighbors that were smoking meats.

So sure, you're giving the seller some of your upside, but if the alternative is waiting years for cap rates to go up, you might be waiting a while.

But given this is high rise, the truck mounted equipment can't go that high.

You should consider this as well as the other alternatives others have provided for you. 

Alternatively it seems the cards present another barrier, since lower income folks also need to purchase the cards (and likely lose them frequently).
