Im currently in Northern Minnesota, and am looking to invest in Dakota county as well.Looking for that right person(s) to jv with as this would be a remote/ monthly trip for me.Ive done over 100 deals , and had about every type of transaction, that i can think of, across my desk.Im a Ron Legrand, original student and have been with jack miller, jimmy napier, and alot of the earily (pre GURUs) guys who have formed this "creative" real estate passion we all live and breath in.Currently a Dan kennedy , GKIC marketing member, and part of a couple mastermind groups.I am kinda obsessed with real estate, especially the marketing end, and mailing lists, now for quite some time and have seen in good time, and bad a cap up here with these properties at $25-$45K tops!

I would close out every account and open new accounts, so that your duties have a new beginning point for any audit as past transactions can carry forward tainting your books.

However, they're sometimes weary of an investor just looking to hang their license for the discount and will ask upfront that you commit a certain amount of hours a week (that's up to your local hiring team).As an associate agent you wouldn't be taking the transactions across the finish line yourself, including your own, but you WOULD save more money as Redfin gives a big discount to their associate agents for their personal transactions above and beyond normal customers get, but there is a limit (~2 a year I believe).I LOVE LOVE LOVE Redfin, but from my experience it's not a place to just hang a license - they'll be wanting to hire and train someone who be at least part-time.

It's not like the listing realtor almost ever represents both sides of the transaction, so of course they'd want to let you and your buy-side agent in to do the work for them.
