I’m sure this may be common among lenders, but I was informed that all incomes other than personal W-2 (realtor, wholesaling, business) need to show at least two years of consistent payout (understandable), whereas, providing something as simple as an offer letter from an employer is enough to get the ball rolling and improve my DTI.
