Through depreciation, other income taxes are offset, through debt paydown and appreciation, he's going to gain $thousands per year in equity.Subjectively, it may appear not to be a deal, but if the buyer understands these factors and wants the property, an entry fee under $10K sounds like a deal.

Split 80% to property manager & 20% to firm for new tenant lease fee2) Flat monthly fee paid to firm - the rest the property manager keeps3) 70-90% of all fees to property manager depending on how much work & setup the property manager is doing.Advice Received:1) Have agreement looked over by lawyer.2) Decide upfront to revisit agreement after 1 year.3) Define what help I would be providing to other agents in the office or the office as a whole.

(1300)- Two single-family homes, not attached (two different addresses)- Property size 0.45 Acres- Township won't allow subdivision unless each house sits on 0.5 acre lots- Will reside in one house upon purchase, and will rent out the second house- One house currently rented out for $1,400 a month with a one-year lease- Purchase price $260,000Looking for ideas or best ways to finance this type of property!
