Low equity sellers with pretty houses that are current would  be my target and the timing for that seems about perfect or will be soon. 

Local REIA is normally a good place to meet these people but but given the situation social media may be the best option right now.

This is not something you would want given the current situation, not to mention all evictions have been suspended.Additionally, given all the social distancing guidelines it's going to be pretty difficult to properly screen and show the unit. 

The EIDL and PPP programs have moving targets.

Make sure it hits your number targets.

Veiwings on social media are up, but actual showings to qualified applicants is down. 

My target is to utilize the BRRRR strategy and find distressed properties to build equity since I work full time in a different field as recommended in the Greene book.While looking for houses in my local market, I've seen a few houses that need work and I'm looking for guidelines or a playbook of sorts on what rehab projects are best to add equity to a house.
