But, many people like owning property free and clear, as debt stresses them out.Me personally, I'm all about OPM, STR cash flow and occasional flips so that I can have larger projects with even more cash flow.

Seems like consulting with a LOCAL lawyer about what YOU should do would be prudent.If it's on our mind too much, (you can only do so much) go do something to lessen your stress, Golf driving range, batting cage, walk in the park, make a mixed drink with some fruit on it, etc..Good Luck!

At the same time buyers who have been putting of their home purchase until after the holidays will flock on the market followed by those who have experienced family stress during the holidays and are comitted to make a change.

I can't stress that enough.  

Less stress and hassle too.

Larger, growing markets with a more significant pool of ready buyers will experience less volatile cap rate swings in declining markets, and as David T said, projects with steep value-add opportunities can overcome the losses due to cap rate expansion in many cases.   

If it doesn't pass the stress test, wait for the next one.
