I would try the co-signer route if you have someone that has a good job that will do that for you.Also, then if you did FHA think they have a program that even covers the 3.5% down payment think it's called payment assistance then you can use the cash reserves to survive until you start bringing in income from a new job or what not.

The more I think about it, the fact that they have two small children probably helps having it renew in November - when the kids go to school, the parents are unlikely to want to move them during the school year, not to mention end of November is right there in holiday mode.
