Process: This is where i am the most lost.

As I am looking for the first rental property in Philly, this gave me better idea of the process and time frame.  

Typically, the process is the same at the front end in that you need to find something that has some sort of value add or distress so there is some upside.

As a real estate agent in an ever-evolving market, staying ahead of the curve and keeping sales momentum up are crucial for success.

It might offer some valuable tools to streamline your investor processes alongside your PM.

How long is the eviction process from start to finish, and costs to evict?

I don't know exactly, but it's there that a tenant will try to dispute credit card charges after the fact and if somehow successful, you may be out one or more months of rent. 

Has one been successful in lowering their property taxes in NyC?

It's a highly individualized decision and may make sense for you, your property, your values, neighborhood fit, tax situation, etc...I had to evaluate all the above and more and it made sense for me to add them to a property (in the process of).
