I understand that you can't value property in a vacuum on the Internet.Property is strictly a cash flow play with no chance of appreciation other than through income increases.

I live in IL but just purchased my first investment property in IN, strictly due to IL taxes being high as the sky.  

If you're talking about property tax in a NJ county being reduced, my guess is absolutely not... strictly my opinion. 

Please understand, I speak STRICTLY from past and current experience.

The guest also talked about all the requirements for this company to become a reality (a net worth, so much in sales volume, SEC guidelines that are apparently really strict and other things).  

For routine maintenance, with our tried and true contractors whom we have previously introduced to our tenants, we are okay with letting the tenant and contractor work out the time.  

I told the lady that we had a strict policy about interviewing potential tenants first and that we would need to run a background check. 

Also, I lived in a rental with a reglazed tub, and there were strict rules on what I could do to it (no suction mats in the tub, specific cleaners, etc...) or the warranty would be void.

The first office was solely focused on retail sales and were much more strict about time.

I do have access to the MLS system through an aunt who has just gained access to it but I would like to send her strict parameters of what I am looking for.
