If you can afford the repair go ahead and do it.If not try another insurance company. 

Just something to keep in mind, and maybe something you can get ahead of as you get closer to wanted to refinance.

The straight equity split appears to fit my investor's game plan, but I don't know what a fair equity split should be in that scenario.

Heres one that runs straight thru my neighborhood: East North Broadway Streetthere is no Broadway, no South Broadway, no other Broadways anywhere here that i am aware of They could have just called it Broadway.

I would say the main criteria include safety of principal, liquidity, and a rate of return equal to or preferably a bit ahead of inflation.

The pandemic will affect the demand due to financial difficulties that every business is facing, but seems it may affect the supply side more (people may postpone to sell with a perception of a very slow market ahead) and this can somehow balance the overall impact of the pandemic to the sold prices.

Do your homework ahead of time!
