It probably would cost less than $100 to buy a replacement and if you're handy and have youtube, it will take 3-4 hours to replace the window (including going to the store and purchasing the window).

I have saved 10 and even 20% before on projects (buddy up to the guys in the contractor area of the store). 

Heaven forbid I that I came to a social media community of real estate investors with a mindset that'd I'd be able to network; foolish me.Since i'm not allowed to build partnerships with other start up investors in my local community, I'll say I'm here to make "friends". 

The current garage is about 400-450sq feet in size and we don't use it to store any of our cars at the moment.

I have mostly just been getting the off the shelf vinly allure "grip strip" stuff at the local big box store.

I keep all this in Excel and store it in Google drive so that I can access it anywhere.

Another tip is to check social media--you would be, well maybe not, surprised what some idiots will put on their Facebook page.Also, as Ronny Reagan said about the Russians, "trust but verify." 

Henry - Did you have a physical address in Ohio for your LLC, or something like a UPS Store or PO Box?

I've found a few deals on these store fronts with apartments above.   

Other places to find buyers — various online list brokers (although these resources are not free and require a few tricks, plus direct mail or skip tracing), social media groups for investors, online real estate forums, meet up sites, local realtors (many work with cash buyers), title companies, real estate attorneys, general contractors.
