I hear and read time and time again that it is very beneficial to be in the same room as people that are where you want to be financially but I don't know how to make that happen exactly.

@Jitao NiuBeing that it is a local bank - I would make an appointment with a real estate loan officer at the bank and go in and speak with them.

Many who have invested passively in real estate the past few years are in deals not going well and they are much more risk averse and are doing a lot more due diligence (unfortunately from lessons learned from not doing it previously)Plus as mentioned risk free return vs risk adjusted return does not make it very enticing for investorsWhen it gets to deploying capital we have more deals than we know what to do with.

Hello I dont know how to do all the rennovations I see my brothier doing at his rental project, I just feel like at a base leval I dont know anything no matter the history and work, how am I going to buy my first deal when I dont know **** pleas help me dial it out of this hell refering to the rehab skills mainlyhow to deduct all deffered maintances and otherwise I make 1k a mouth but what happens when a major rennovation takes place

I would just make sure the $254k is conservative and below any other active property in the area.Even if it doesn't pass a 4-point inspection, you could still make it work depending on what needs to be replaced.

And ideally sell it 4 years later.If I can more or less count on the renting of additional bedrooms to cover the running costs of the house, I'm really only looking at taking a hit on the buying/selling costs - which SHOULD be lower than what it would cost to house him in dorms for 4 years.I feel like this is pretty obvious and easy (not trying to make significant money here, just thinking I could save $10-$20k on housing costs over 4 years).
