@Dennis Hughes   I think you are getting ahead of yourself with the thought of running title searches on all the properties.  

We knew that our tenants would come out ahead by just paying us a higher rent and letting us worry about the utility bill. 

It would open up the unit and connect the kitchen to the living area / family room which has been the trend for the past decade or so.If I do 4-6 units, split between 1 & 2 Bedroom, I can 'play' with this design element and other finishs but not get to far ahead of absorption.

If things are completed ahead of schedule i will give a bonus based on the cost of the work completed up to 20%.

This is my first flip so... .I have to prove to myself first that this works than I hope to go full steam ahead!  

The only difference is you know what your buyer wants and don't want ahead of securing the contract / lead.

Maybe I'm just getting a little ahead of myself..

If you have your ads online a week ahead of time, you should have a decent turn out at each and be able to have your pick of applicants.  

I have read the boards and information but prefer not to move ahead without the  more detailed advice/guidance of a professional in getting started.

They call ahead when folks want to see it, make sure lights are off and doors are locked when they leave.
