I bought a couple of properties in 2018 through that business and flipped them - one went great, one was a financial disaster (didn't lose money but didn't make much) but I sold it to my daughter and son-in-law and they love it, so it worked out. 

Our son actually rented a room from the couple that leased the house.

Don't make up fantasy #'s on somebody's income.

We relocated to Austin from Houston about 6 months ago for our son's first year of college.

We moved in just week and my son is 2years.

But I'm pretty sure it is 3 months reserves for fannie in Texas, my son just did an OO purchase and I assisted him in the deal and spoke to the bank.

I always ask my broker to do the math for me so I can compare with what he comes up with and my son developa his own spreadsheets and he does the math and I compare with everyone to see if I am missing something or made a mistake.

My son who turned 18 in Jan, has been working for the school district and was approved for a conventional loan.

I'm a big Pokes fan and my son graduated there.  

Do you take a trip to AL to meet them in person before giving them a lease?
