If the hard money lender is lending primarily to rehabbers, a longer term will sink the deal, because all the profit will be eaten up by carry costs, including hard money interest, insurance, taxes, utilities, HOA fees, etc.

Obviously that is a backhanded slap however at time it will sink in if not get up and go to the next appointment.Presentation and negotiation is fun and difficult to learn however when you do your life will change.Happy house hunting

Thanks Josh, I tried giving you a vote but it didn't take, lol.You may have mentioned that before and it didn't sink in with me or others, so we are looking at this in the wrong light.Maybe you should simply call it something else other than "influence" since that implies a degree of influence gained by the information posted, it is a reasonable assumption based on comments in this thread.Maybe something like BP Score, Site Contributor Score....something that makes it a little clearer that it doesn't reflect the quality of advice by that member.Other suggestions????

(He was a tenant in the home)4) Seller was told by his back Doctor that he was going to be unable to walk up the staircase in his home and should consider selling before the scheduled surgery which was 10 days away.5) Seller didn’t have time to clean the kitchen and was too embarrassed to allow strangers in… Kitchen was so full of trash and dishes that were unclean that one could hardly walk to the sink.6) Seller was being abused by his wife and didn’t want to explain the fist holes in the walls and doors.7) Seller ran a multi room internet porn café out of his house and didn’t want anyone to know or impede his income.8) Double homicide where the bodies were left for a week… (Smelled like money)9) Seller hated real estate agents so much that he refused to earn more money by selling himself or hiring them.10) I could see the sky through the ceiling and the seller didn’t have money for the repairs.

I would first and foremost PARTNER with somebody who is experienced, I can tell you right now a full gut job is going to be more than 60k, a job this extensive will not be able to be completed without permits, and you are completely new taking a chance (I imagine) on new contractors, subs, etc.You should one MILLION percent partner with an experienced flipper because your margins are going to be thin, and one bad deal coming out the gate can sink you.

Mike, that's much like any franchise, that they have money, not only to pay the fees but not go belly up casting a cloud over the blue sky, then they need to be excited and excitable, follow instructions and perform in the manner adopted by the franchise as a lose cannon can sink the ship. :)
