Well, in regard to the repairs and such, I'd simply forfeit the idea that you need to make repairs such as a hole kicked in a wall by your tenant's kid for $25, and realize that whatever it takes to repair it, it doesn't matter since you would be passing the cost on to your tenant.

If push comes to shove you can force his hand and he will have to allow for the repairs.For the record his parking on the yard is probably against local codes (that's a very common code in all areas), and you could attempt to hold him liable for the repair cost associated with his "damage" to the lateral.

The new bill introduced this year simply mandates that the District Clerk is to provide the Attorney General with notice of the deposit of excess proceeds only if the Attorney General or a state agency that is represented by the Attorney General is a defendant in rem in the tax lawsuit.
