Within most MLS systems there is a way to specify "duplex only" or "triplex only", so it may be as simple and telling your agent that you aren't interested in any half-duplexes (please exclude those) and you'd really like to only see Du- and Tri-plexes.

You are not "screwed" except if you believe you are.You have equity, so it is a simple matter to get it sold.

For example, you might be able to divide it in two with a simple application and fee, but dividing in three or four may require public hearings and planning board approval.

Just a simple 1 page rental agreement where no security deposit was taken, just a small cleaning fee.

Use pictures or short videos and make them simple and non-professionaL.
