The thought of buying properties out of my market/state has crossed my mind, but after owning multiple rentals for a few years know I would not even consider it anymore.I've seen first hand how crappy property managers can totally destroy a home by selecting bad renters, and then not properly handling turnover, maintenance, etc....Then there's the issue of overpaying because you aren't familiar with the foreign market.

I'd say that's fine but I'll continue to market the property and reserve the right to select another tenant.

I've never had a problem and my selection is pretty good but just like to make sure "NEW" people haven't fooled me.

Just be aware and be selective of who you assign to what job

So there is the issue of did they just install the wrong items or was there a shortage of your selection and it is no longer available?

The other unknown factor is the buyers not might like a power station in the yard, barking dogs next door, power lines in back, train close by, etc.So if they have say ten properties they selected the buyers have more time than the agent.
