So it makes sense to take the depreciation.You may want to seek the advice of a chartered accountant in Canada and a CPA in the US to make sure you are taking advantage of all of the benefits available to you.

I was willing to seek conventional financing, however I asked the question, "would you be willing to finance it for me, aka act as the bank," since they owned the home free and clear, they were willing.

If you have one LLC for each property, they can only seek damages for the one property as opposed to taking all three properties. 

So there's a few big "it depends" in those answers you seek.
