Know the cost per linear foot for base/case, know the average landscape costs, roof, AC, etc.

Roofs, HVAC, Water heaters, kitchen and bath remodels, tenant turnover (typically repairs and maintenance) cost me much more than $220 per month.  

Building is 1930s and needs a new roof and general maintaince the landlord hasn't done but wants top dollar.

All new electrical and every old piece of wiring removed.The roof was leaking for years, found out after we closed.
