I am looking to buy a property using my VA loan live in it , renovated it and later on rent and refinance it, basically BRRRI'm pre approved in NJ for 400K, in TX and FL for 600K.in NJ I'm mostly interested in Essex county as long as it near the train to NYC.

They'll fight with all their might ANY affordable housing and (again in Portland), they can tie a project up for 5 years easy (I work with a non-profit that got shut down for 5 years by a neighborhood TENANT - Not an owner).I'd say study for yourself, since I'm just a broker and not trained in equity/diversity/inclusion issues or studies.

I know I've seen that the first step is a trainee, but do I just look for someone to train me or are there positions that have me as a trainee so I can earn while I build up my hours?

If you are planning on getting involved with getting your Michigan real estate licensee, I would recommend getting familiar with the brokerages in the area to do a couple of things first find an agent that can give you some current market data and second to find a brokerage that you work well with, have similar goals and training programs that aline with your needs and wants.
