Tenants may pay more for any property so long as they are not paying more than 33% of thier income for rents, if they exceed that they will need to move or a lower rent must be charged....My research has shown that the tenant is required to pay 30% of their income toward the rent.

First, let me say that I'd never even heard of the Uniform Partnership Act (UPA) until this post, so everything I know about it is based on Internet research over the past 10 minutes...so take this for what it's worth...It sounds like the UPA is a governing act that recommends rules for partnerships that each state must adopt independently (and it sounds like all but one state has adopted the rules).

The commission paid to the agent came out of the recorded sales price.My advice to FSBOs is do you comp research and pocket the "commission" as a bonus for selling the house yourself.

Do not forget to take into account vacancy which can eat a profit margin.But if after sound research you find that it really is going to net you $800/month, then I would recommend adding a few of these properties to your SFR portfolio.
