Hey everyone,I am out of Washington state, and a beginning real estate investor...or soon to be :) I spent the last 3 months doing the wholesale thing, and after realizing that I was using what little money I have, to market for motivated sellers, and not making any money, this was not the most wise decision from a financial standpoint.

People also mature, it won't be long and they will begin to realize that savings and retirement goals are important.As to the lack of the down payment, (BTW, how much are they putting down, saying very little isn't clear) can be easily cured as they could pay 100 or 200 dollars more toward principal for say 2 or 3 years then drop to the regular payment.

If they're both priced the same, the tenant won't move because of the costs of moving makes renting the second home more expensive.But, how much cheaper does the second home have to be before the tenant realizes that it'd be cheaper to move into the second home even with the additional moving costs?

The funny thing is my family members both here and outside of U.S. are in development/construction, and I didn't realize the connections and resources existed until I recently got into the business, which makes it even more exciting.My main focus is acquiring multifamily properties (50+ units) out-of-state.
