Maryland doesn't regulate PMs (which is a whole other story), however if the PM does have a real estate sales license (i.e., they're a Realtor) then they can be subject to discipline by the Maryland Real Estate Commission, and you can be compensated from the MREC Guarantee Fund.

You might already have some real estate the thread did nto mention but if not focus on that first. 

If so then I could lend with a bridge at 70%, but if you're looking for a DSCR, with a better rate and longer term, then I could get you 75 or 80% depending on the Cash flow and your FICO. 

It's always best to do your own experiments and in your case you have a two-year successful case study.Not sure if you self-manage, but either way, did you get into real estate investing to get a second job with more to-do tasks, or did you get into this for cashflow?
