it was built in 1926 and it value right now is 76000, and the utilities would be payed by the tenant, but it needs a lot of work, I would do all the work my self and just buy materials, and my guesse is that once it's been remodel the value would go up to at least 100000 because it's about half of mile away from a university cumpus

the only bummer is I can't get any bank there to loan me spec money so we had to do it out of pocket.. if I had bank money my COC returns would be off the charts.. regardless we pushed on.. and now we have almost 10 new constructions built and sold.. 6 rehabs we did in the last year all bought rehabbed and sold with very nice margins..

It was my understanding that anything built prior to 1979 and 2+ units fell under control of the rent board.

From my perspective just in general patch of land is focused on RE and has built up some knowledge of the RE sector where as far as I know Lending up is much more broad and focused on lending in general.
