Keep in mind if you are looking to purchase a primary residence, credit score plays a greater role in access to credit.

These cost can go as high as $40k if you end up in an area that requires ATU septic system, or as low as almost nothing, if you purchased a property with existing water/sewer taps paid for by the previous owner.

This could be a double whammy if you purchased to have an STR.  

We purchased a hoarder house and gut renovated it, converting the downstairs space into an ADU.

For private institutional lending, first-time home buyer, the most aggressive I have seen lenders in this space is 90% of the purchase price + 100% of the rehab, not to exceed ~70% of the after-repair value. 

I've watched all the calculator tutorials but do not know which one will be the best for me since I will not need a loan to purchase the home.
