There are exceptions, but they are grabbed up pretty quick or are at inflated prices.

ZEstimate is what Zillow thinks the property is worth and it is pretty pointless because it doesnt take into consideration the condition of the property.

From a buy and hold standpoint I think it looks pretty good.

Bates-Hendricks doesn't look like the worst area, but schools rated pretty low and higher than average crime for Marion County.

The laws do pretty much put ALL the burden of proof and ALL the risk on landlords around this.
