It's finally calming down with more listings on the market, and buyers settling down, no longer panicking and needing to jump the second one hits the market.

Markets with student rentals or lots of young professionals will work best.Look at other bedrooms for rent.

With my current salary I can only borrow 300k and it will give me limited directory in the market I’m looking at. 

I would certainly start by talking to lenders, since $90k does not go very far in many markets, especially if you need to both buy a house and rehab on that budget.  

That shouldn't take a professional longer than a couple minutes.

In that market, a half bathroom adds ~$50k of value.
