There are a few problems with what you said and how you are planning to go about filing taxes for your rental income.First, I think you meant your LLC is operating in a State that is NOT a “community property” State  As a result, you will need to file a LLC tax return with the IRS and State -> Yes, you are required to file The LLC tax return you file (I’d recommend getting help) will include an IRS Schedule K-1 for the LLC parters (you and your spouse).You will need to use these IRS Schedule K-1s to report your rental income and expense on your personal taxes return.

I want to be sure the options I present are protecting them and myself.My understanding is that most VA loans do not carry a “due on sale” clause, so the options I am considering to start were to do a mortgage transfer, or have the owner seller finance.I am curious, if we go the seller finance route, what are the possible implications or options for the owner’s preexisting loan?

Some other pros would be weather, globally sought after, growing infrastructure across the state to accomodate high speed rail, space industry, we have several major airports, growing tech/medical industries as well as the ever growing theme park monsters that help to bring in about 70 million people a year here, we stay pretty purple with politics and very alternative lifestyle friendly, schools overall aren't great, but we do have some very good ones including prep schools/acadamy's. landlord friendly and so much more too!
