I like the idea of the long-term tenant as we have several SFH's with long-term tenants, but I do like the idea of furnishing and charging a premium for shorter stays.This is what I've been told by my mentor regarding the electrical panel - disclosing it in the lease and making them aware that it's in their apartment and there might be an occasion that we need access to it.

New roofs and exterior paint, and we're going to heavily renovate the interiors on turns for 20% rent premiums.

These would be things like property tax, mortgage interest (I'm keeping the existing loan on the property), insurance premiums, HOA fees, etc.

New homes sales (a premium) have sold for the $700,000-$850,000 range, I’m assuming ours is worth $650,000.

If there’s street parking you can offer that and not guarantee it, you could also charge a premium for parking as well. 

This adds $0 in premium and allows both to be protected.

All my cash flow goes toward the premium, and I am using the cash value as collateral for a loan at prime rate to reinvest. 

What I'm curious about is what kind of premium is usually paid for the unit. 

Then I bought the premium because I wanted to message even more people and connect just to put my friends on in different city/states with all of these great people on here.

Also use a premium enamel like Sherwin Williams Emerald Urethane Trim Enamel and have it sprayed.Feel free to reach out with questions.
