While I have been waiting on the BRE I have taken a personal assisting job and the more investors I meet, the more they tell me not to get my license to sell real estate and to just focus on the investing side of it.

For example;@Matthew King focuses on mid (>10 unit) & larger (>100 unit) multi family.

I personally would focus more on the numbers than the vehicle.

So, good news is that you're already all set with a great mortgage relative to what you'd get today.Bad news is another 500 people in the mortgage industry that always focused on rate/term refinances, rather than purchase business, just lost their jobs, because you are far from the only one in that position. 

Stick four in the crawl space powered off each unit.

That was one of the areas we were focusing on and loved the street because coincidentally our family friend who was our real estate agent lived on the same street about 10 blocks away.We went to visit the house and there were already 30+ offers mostly cash and over asking!  

A bankruptcy trustee has the power to unwind transactions within 3-months of the BK filing and bring in funds back into the BK estate. 

When talking to the bank I have been focusing on debt service ratio, NOI, Cap Rate and the like.
