Set up auto payments with your bank on every single monthly bill, even if it is just for the minimum, so that way you will never be late on a payment ever again.

Obviously the renter would have their own codes and etc, but owner holding the master codes and paying the monthly bill. 

Use commercial loans - the good thing about those is investment property is not deemed a liability in the same sense as your primary residence, for example - if the property you are buying is a money-making asset, you are not limited by your personal credit power.
