So here's the gamble: I hold onto the $$ until this bubble pops and buy back in at the bottom (in my area, 36500 would be two down payments on two solid rental properties in a "normal" market).

I love the smokies specifically because of the long history with short term rentals (no new regulations popping up suddenly), low taxes, and obviously high year round demand.What I don't understand is the complaints I hear of rising prices and having difficulty reaching the benchmark 20% CoC return.

I think most people will set aside some money for repairs, but may stretch themselves too thin after paying the down payment and closing costs such that if an unexpected expense pops up right away, they don't have a good way to pay for it.
