Obviously you have the advantages of exit strategy with single-family but the inherent disadvantage of 'competing' with emotional non-investor home buyers when purchasing--this being what has traditionally turned me off from single family homes. 

I'm also possibly setting you up to compete with me some day and/or work for my competition, so don't be too disappointed if I don't teach you ALL the tricks of the trade that I use to help me beat my competition.Step 3: The deal HAS to close or I get zero value. 

The best part about this is that you are pretty much buying a duplex but for the price of a SFH... and there are many more SFH than duplexes/ triplexes and you are typically just competing against regular home buyers instead of investors.

There's often a delicate balance for PMs to strike, in that both the property owner and the tenant are their customers and they sometimes have competing interests.

My advice to you if you want to go this route is to gather your deep pocket Toronto homies and throw in cash offers as it is one of a few ways to compete in the US for properties that fit your script.

Small grows simply can’t compete with the larger grows who benefit from having a purpose-built, dedicated facility with full climate control, large growing spaces to capitalize on economies of scale, etc. 

Once the contract has been executed I would like to do a cash-out refi and compete the payoff.
