Just returned from Chase Bank - they do charge a non refundable $620 application fee, and refund it only at close of loan, he specifically said I lose it if they don't approve the loan.

There are no secrets in real estate, sharing valid knowledge helps everyone, a new person isn't going to be putting me or any other seasoned type out of business, on the contrary, it will advance the industry, public perceptions, civic responsibilities, aid those related to a transaction, keep bad or poor information from spreading and in the end, be more profitable for all the players.

These two factors, along with the tenants' thermostat setting probably account for most of the variance.The other thing to look at from a weatherization perspective, beyond insulation, doors and windows, is looking for air leaks from penetrations of the top plates by wiring and plumbing, outlets, soffits, plumbing and chimney chases, etc.

@Elizabeth Colegrove  some banks go off of freddie rules for their underwriting or adopt certain GSE's rules however if you find a banker like the place I am connected with where we sell direct to the GSE's we can "peg," the loan to a specific program.Big box banks like Wells, BofA, Chase, Citi, will not be able to do that, atleast that I am aware of.
