I usually throw everything on the floor out, soak the place with quality enzymes designed for pet urine, and clean everything thoroughly. 

When new investors say that no one will look out for their properties and care for their properties as well as them, without offending anyone, it sounds more like a child or a pet, and not a wood/brick/stucco building. 

I allowed a tenant to pay half the securit deposit, pet fee, and first months rent to hold the property.  

This has been like pulling teeth with my current Contractor.  

It'll cost a couple of bucks and take a few minutes.Again, I'd drop some Combat Gel into the holes and place some behind the range, behind the fridge, and, if they don't have kids or pets, under the kitchen sink.Then I'd tell them that the house doesn't have roaches, but I'd done a fresh roach treatment just in case one wandered in from the street.My rental agreement says that the house has been treated for pests before the tenant moved in and that the tenant is responsible for bugs and vermin after they move in.

No kids or pets helps on the turn over costs.Oh yes, we're from now on never renting to a big dog owners and they violate the lease if they get a big dog.

My pet peeve is not grammar but failing to leave the number or leaving an unintelligible message.

This is great since it gives me peace of mind that Im not going to have to pull teeth getting the next few deals financed.
