I am new here and am interested in learning more about creative financing as an option to begin investing in real estate.

Lessons learned?

Where I'm stuck is whether I should use a metering system that pre-prints a stamp onto the envelop or find a machine that can place a physical stamp onto an envelope (obviously I can't sit there all day stamping).I'm thinking from the perspective of mail that looks to "businessy" vs. mail that looks more personalized for better response/conversion rates.

Personally, I don't see this as a good investment.

I am looking forward to learning as much as I can about the real estate industry.

After you buy many dozens of these nationally you learn which ones are hero's and zero's.If you take 750k of your money to buy cash but you have little experience your risk profile is very high.

We meet with them virtually or in person if all possible and then we present to them our track record.

I've learned so much on BP, mostly from lurking over the last few years as I prepare to shift full time to RE.
