Here's how it works:  if the property doesn't appraise for at least the contract price, the buyer can cancel with the return of escrow as long as it's provided in the contract and you have performed.

While 6 months PITI is a healthy reserve goal, know that in the short-term you can stop-light these expenses to help stretch your dollar while in rehab.
