I'm currently looking at a property that would work if it had 2 units, and found this on the California Department of Housing's website "ADUs within existing structures must be allowed in all single family residential zones" This has really peaked my interest and I would love to hear what others might know.Thanks!

(I'm pretty sure the last triplex I looked at someone was doing drugs in one of the back rooms we peaked into...scared me away fast!)

Depending on what segment you look at it’s nearing the past peak from 2007-ish so the question is of course how high will it go.

One of the main benefits of wholesaling is the speed of transactions: people typically work with wholesalers because we can get deals done in days/weeks instead of months via other methods.

I will looking into buying our own commercial grade washers / dryers (Speed Queen). 

But in the end if i were to borrow I will go with speed and less hassle that a local lender will give me a yes/no over a 5 min meeting for coffee over the lengthly process of getting a deal funded online but that is just my preference. 

I live in Clearwater FL and have cash on hand to purchase however I am concerned that the real estate market is peaking and I don't want to buy high (I have a place that is ok to ride out the market so not in "need" to buy, just trying to buy right.Anyone feel that FL is still a good opportunity to buy?

Today (year 2017) price is the bottom of the price after next peak.
