I personally track exactly where employers and private equity firms are investing in Dallas and I am purchasing as close to these areas that are still affordable now, but won’t be for too much longer.Hope this helps.

They will lower minimum payments based on income and stop payments based on loss of employment but they will always be there (now with accumulated interest) to prevent real recovery when someone is back on their feet.

For what it's worth, I don't even give out an application until I've done a pre-screening that involves some basic verification of the initial conversation with the applicant during which I took notes on a basic list of items (when are you moving, why are you moving, who will be residing in the property, income, employment, animals, evictions, etc).

With one year worth of corporate tax return and 1099 tax returns from the year prior, I attempted to get conventional loans from banks this summer, but they were giving me such a hard time with the required documents as a employed person.

If all of the underlying economic conditions are still strong (population growth, job growth, diversity of employment, etc...), then I would still invest in that location.

The type of you loan you can get depends on your occupation (self employed vs W-2 job), your income, and how much debt you have.
