1st thought:  If this house were in our market, with a pp of $39k and ARV of $136k we would buy it in a heart beat.2nd thought:  When houses sit in our market, there's usually a reason nobody wants them.  

I have enough books to read already and I've taken to heart the advice of members on this forum that say a better resource can be found here and its free!!

Hey all, I have been lurking for the past 2 months on BP, the opportunities the current market present spurred me onto to some more in depth investigations regarding REI.My wife and I have an unencumbered SFR rented in Boston (a silver lining to a tragic event) at a cash on cash position of 3%, I envision many members having heart attacks!

The previous owner had already done a half hearted build out based on previous improvements.

And I would much rather make friends than pay someone who might not have my best interest at heart.

The deal also comes with the lot next door that is empty and zoned mixed use.This building is in the heart of the city's downtown revitalization area. 

When your attempting to purchae land you should have a heart to heart talk with your realtor to discuss such issues as the price range you wish to look in, what you're game plan is regarding time frame and if you are acquiring the property to build on later or wish to build in the near term.

It is quickly turning into a nicer White Plains on the water.I found this great building right in the heart of all the action and am seriously considering trying to buy it.
