I think most investors will get through this fine.Risk in Real estate is really downplayed.. until you have a big event  the GFC..

We don't want to be too hasty with the decision, especially given the current world event.

Almost every MF property in Fayetteville is grossly over priced.Given recent events - you are probably in even worse shape.

Also make sure they are offering a LTV refi as opposed to LTC if you’re trying to get the most money back out. 

No guarantees with dividends as the company must generate profits and decide to reward shareholders as opposed to reinvesting back into the company.

I would probably say I wished I was in a position to be so generous but right now what I can do and am doing is working with all out of work tenants and tenants that are off without sick leave.I'm also not sure it's the best idea to make a such big gesture right now as I expect that the bigger problem will be down the road in the (likely) event that the economy doesn't bounce right back after the immediate crisis passes.
