And although I agree with value assessments being mere opinion, just like appraisals, you absolutely must make determinations of what price you're likely going to flip the house for.

So our family found a pretty good property which in my opinion is at the right price to start out....but I have a couple concerns so I was hoping the group could guide us...1.  

Syndicator put the deal together end-to-end (finds deal, negotiates, closes, sets up LLC, works with lawyers/banks/accountants/management companies, etc)I have a good relationship with the sponsor and am simply looking for an opinion as this doesn't seem to fit your traditional syndicated deal structure.Thanks!!

If you're buying this cash this is probably no big deal (in my opinion), though it would be nice to get a CO prior to closing. 

The appraisal was actually a BPO Broker Price Opinion that I disputed since the person only did a drive by of my property and compared it to other properties (comps) that they had full knowledge of upgrades for the interior and exterior.

If your able to get conventional financing (by that I mean 'Bank' financing, not private or HML) then my opinion is to sell the condo and buy at least a duplex so you have housing that's partially being paid for via rent collected from the other side.

I have been looking at working with the following firms, and they all seem to have different opinions on Nevada/Wyoming entities, series LLC, land trusts, etc.

@Elliot Lamson your Realtor, in my opinion, should have done a couple things differently just to make the situation easier for both of you.  

One bad renter could mess these up.Thanks for your opinions!
